Booking

All quoted rates are per apartment per night and are inclusive of VAT.

A valid credit card must be used to make a booking. The expiry date of the card must be later than the requested check-out date.

We no longer accept cash payments for our two, three or four bedroom apartments.

All apartments are strictly non-smoking. Guests who smoke in their apartment will be held liable for a cleaning charge of £300 per apartment.

Check in time on day of arrival is 14.00. Check-out time is 10.00 on day of departure. Early and later check-out times may be available subject to prior request.

Payment may be taken up to 30 days prior to check in using the credit card details provided to guarantee the reservation unless other arrangements are made. We reserve the right to cancel any reservation if we are unable to take payment and unable to contact the guest.

Payments made under the Pay Now Discount are non-refundable in the event of a cancellation. This offer cannot be used in conjunction with any other special offer.

We will charge an extra £2.50 processing fee for any guest who pays with a credit card. Debit cards, bank transfers, cheques and cash are still free of charge. In the event that we must process a refund, this £2.50 surcharge is non-refundable under any circumstances.

Guests who wish to pay by cheque must ensure that the cheque reaches us with enough time to clear prior to their arrival. We reserve the right to preauthorise a card for the full amount of the reservation should the cheque not clear in time.

We reserve the right to change bookings to alternative apartments, prior to commencement of stay. Guests will be notified of any changes before 14:00 on the day of check in.

We do not provide refunds under any circumstances should a guest first complete their stay before complaining. (ie where we are not given the opportunity to find a mutually acceptable solution, or the guest to find alternative accomodation.

The lead guest must be 18 years or older at the time of booking. By agreeing to our terms and conditions you confirm that you at least 18 years of age or older.

We do not take provisional bookings. All bookings are therefore presumed to be confirmed when the reservation is made and credit card details are provided.

Where guests have reserved an apartment for one night at the weekend we reserve the right to charge a £750 deposit to safeguard against noise complaints and damages. The full £750 will only be refunded where no damage has been caused to the apartment, no noise complaints have been received and the guest has not broken our terms and conditions.

We reserve the right to charge a £750 deposit for any booking made for a Friday or Saturday night with an Aberdeen City address listed on the booking. 

We reserve the right to charge a £750 deposit for multiple apartment bookings.

We reserve the right to charge a £750 deposit for any weekend bookings due to be paid by cash.

Cancellation & Modification

We regret the need to levy cancellation or modification fees, but we are generally unable to re-let apartments at short notice.

Cancellation fee is 50% of original booking charge excluding any extras requested, to a maximum cost of seven days accommodation charge.

Modification fee is 50% of original booking charge excluding any extras requested, for all days accommodation booked from original arrival date to new arrival date, to a maximum cost of seven days accommodation charge.

Confirmed reservations of 3 nights or less require 48 hours notice of cancellation to avoid any cancellation fee.

Confirmed reservations of 4 nights or more require 84 hours notice of cancellation to avoid any cancellation fee.

Confirmed reservations of 11 nights or more require 7 days notice of cancellation to avoid any cancellation fee.

Confirmed reservations where 2 or more apartments have been booked require 96 hours (4 days) notice of cancellation to avoid any cancellation fee. 

Cancellations after 14:00 on the day of arrival will be considered a no show. No shows will be charged at the full agreed rate and guests who fail to turn up are not eligible for a refund.

Modifications to reservations of three nights or less where date of arrival is delayed, require 48 hours notice to avoid any modification fee.

Modifications to reservations of four nights or more where date of arrival is delayed, require 84 hours notice to avoid any modification fee.

Cancellation / Modification fee may be waived if the accommodation is re-let.

Apartments will be held until 18.00 unless arrangements for late arrival have been made.

General Terms

Guests will be held liable for any damage, loss or personal injury that they may cause. Where appropriate, this liability will include an out of service charge for the apartment at the published rate for the duration that the apartment is out of service.

We regret that we are no longer able to accept same day reservations on a Friday, Saturday or Sunday. For example a reservation made on a Friday for that Friday night will be cancelled. Guests will be informed of any cancellations.

Only persons notified at time of booking may occupy the apartment. The number of persons permitted to occupy the apartment is limited to the number of beds and this limit may not be exceeded.

Extended stays will be billed on a weekly basis for accommodation and monthly for all additional services.

Quoted rates are inclusive of VAT which is charged at 20% for all stays up to 28 days and 4% for all stays above 28 days.

Every effort will be made to ensure that guests can stay in the apartments that they have booked, but we reserve the right to change guests to different apartments for operational reasons. Under exceptional circumstances, we reserve the right to find guests equivalent alternative accommodation in Aberdeen. We will inform guests of any changes prior to their arrival.

We are happy to provide early check ins and late check outs however these must be arranged during reception opening hours. Early check ins and late check outs are not implied and must be confirmed with reception prior to check in.

Our out of hours telephone number will divert any emergency calls to the duty manager. Our duty manager will be unable to help with reservation enquiries (i.e. checking availability) and accounts queries. If you have a housekeeping enquiry that can wait until our housekeeping staff come to tidy your apartment then please refrain from calling the emergency number. Nuisance calls from guests will incur a charge of £30 per call (genuine problems and emergency queries  will not incur any charge).

We reserve the right to cancel any booking made for a Friday or Saturday night with an Aberdeen City address listed on the booking. Guests will be informed of any cancellations.

All invoiced, reduced rate accommodation (Corporate rate or special offers) shall be subject to 14 day payment terms. Any invoices not paid within 14 days, will automatically revert to full published accommodation rate.

Discount cards, special rates and special offers are only valid for offers published on our extras and offers pages, are not valid with any other offers, reduced or corporate rates and are subject to availability at time of booking.

Wedding discounts are only available when booking two or more apartments and are only valid on Friday and Saturday nights, subject to availability. We are not liable for cancellations or changes to any bookings made by us on a guests behalf involving third parties (Concert, Theatre, fishing, etc).

Children are welcome but their close supervision and safety is the responsibility of the accompanying adult.

We provide free wireless internet in all of our apartments. If guests are unable to connect to the internet due to a fault with our hardware, LAN or connection we endeavour to fix these problems as soon as possible. We do not offer any refund or partial refund to guests unable to access the internet. Should the connection problem be with the guest's laptop or software we can contact our IT specialist to visit the apartment to look at the laptop however this will be charged at £65 per hour or part thereof.

Our team at reception may be able to help with basic connection problems using Windows 2000/ XP however they are not qualified in IT and their advice should not be considered professional advice. We accept no liability for any technical advice given by our staff.

We accept liability for loss of any article left in our safe deposit, up to a limit of £500. We do not accept liability for loss of or damage to any bicycles or clothing left in our cycle store.

We reserve the right to cancel single sex group bookings.

No pets, with the exception of Guide dogs, are allowed in the building or grounds.

Dogs are only permitted in our designated dog friendly apartments. Dogs must be kept on a lead when on our property at all times with the exception of being in an apartment with the doors secured.

The guest will be liable for any damage caused by a dog and will be charged for the replacement of any furniture or appliances, redecorating and the full daily rate for the closure of an apartment where either redecoration or deep cleaning are found to be necessary. This will be limited to a 7 day maximum charge.

We accept no responsibility or liability for the behaviour of a guest's dog. We ask that the dog remains on a lead when mixing with other guests and the dog should have a muzzle if it is prone to nipping or biting.

Dog owners are expected to clean up after their dog. Owners will be charged a penalty of £50 per day should they allow their dogs to foul and not pick it up after them.

Our housekeeping staff may refuse to service an apartment where a dog has been left unsupervised. Our servicing hours are between 9am and 3pm. If the guest plans on leaving his/her dog unattended in the apartment during these hours please inform reception in order to make arrangements for servicing.

Excessive barking between 10pm and 9am will not be tolerated. Guests travelling with dogs are to respect their neighbours and other guests. We reserve the right to ask a guest to leave if we receive complaints due to excessive barking.

We will charge £20 extra per stay to cover extra cleaning costs as a result of having a dog in the apartment. This is a compulsory charge for travelling with a dog and cannot be waived.

Currently we have 2 dog friendly apartments which are 19-21 Regent Quay Apartment 2 and 31A Springbank Terrace. Dogs are not permitted in any other apartment and are not permitted in the designated apartments without notifying reception. 

Dogs are not to be left unsupervised at any time within the apartments. This is for the safety of the dog and our staff.

In the event of any dispute or if we receive serious complaints we reserve the right to terminate your stay without notice and without refund. Furthermore, we reserve the right to charge guests who cause disturbance to other guests.

Should guests choose to invite others in to their apartment they will be responsible for the actions and behaviour of their visitors. The guest will be liable to pay any charges or fees incurred by their visitors breaking any of these terms and conditions. 

Where a guest has visitors in the apartment after 10pm we reserve the right to charge £50 per person for persons not declared at the time of booking. Where the maximum number of people allowed in the apartment is exceeded we reserve the right to charge guests £100 per person over the maximum capacity of the apartment. CCTV footage will be used to in the event of a dispute.

Guests using internet access do so within the bounds of UK law. We take no responsibility for any loss, damage or injury for services or goods provided by third parties companies including, but not limited to car parking, leisure club, riding stables, casino, restaurants, taxi companies.

Guests agree to be bound by the conditions of these terms and conditions and further agree that the courts of Scotland shall have exclusive jurisdiction of any dispute arising from this legal message.

Any guest who sets off the fire alarm without there being a real fire will be charged and we reserve the right to terminate their stay without notice.

Management reserves the right to immediately eject from the premises without refund any guest found to be or suspected of breaking the law.

We reserve the right to cancel any booking. Guests will be informed if and when their reservation has been cancelled.

In the event that we have over-sold our apartments we reserve the right to out-book guests to another hotel. Guests will be informed if this happens.

We reserve the right to vary terms at all times. Acceptance of accommodation signifies acceptance of these terms and conditions. 

Pay Now Discount

In order to receive 10% off the total of the cost of the accommodation the account must be paid upon booking where the reservation dates are more than 72 hours in the future. The full cost of the reservation must be paid. The discount is not applicable where the account is paid in multiple instalments. Where a discount has been negotiated for a long term stay the 10% discount may only be applied when the full account is paid up front. The negotiated rate is based on the length of stay and any break in the reservation to accommodate inclusion of the 10% discount may invalidate the negotiated rate. Once the 10%  discount has been applied the reservation is guaranteed for arrival and is non-refundable. Where payment has not been received at least 72 hours prior to arrival the discount will not apply under any circumstances. The discount may not be applied retrospectively. This discount is only applicable once per reservation and may not be used in conjunction with any other offers. This offer will be invalidated and inapplicable where a reservation is refunded to then be paid by a different card or other payment method after the 72 hour cut off period. Guests are responsible for ensuring that payment reaches us at least 72 hours prior to arrival, where the full amount due is not received before this 72 hour cut off for any reason the discount will not be applicable. This offer may be stopped at any time without notification.

Oil Week

Reservations made for AECC offshore Europe (Oil week) are subject to special terms and conditions.

There will be a four night minimum stay. Guests do not have to stay each and every night however they will be liable to pay for the full four nights regardless.

We require a 25% non refundable deposit to be made by credit card at the time of booking. These credit card details will then be used to guarantee against damages in accordance with the terms and conditions above.

Guests will be liable to pay the remaining 75% for the booking the week before the reservation.

We require any cancellations or modifications to be made no later than one month before the stay. After this time all cancelled bookings will be charged at the full original amount and any booking modifications will be charged at the full amount along with any additional nights.

All other terms above not altered by these special terms apply as normal.

We reserve the right to cancel any reservation that does not comply with these terms. Any bookings made online for fewer than 4 nights will be cancelled. Guests will be informed of any cancellations.

Reselling apartments will happen on a first come first served basis. We will hold a cancellations list for anyone who wishes to list their name and details in case we have any cancellations. Please contact our reservations team to be listed.

We reserve the right to alter these special terms at any time. Acceptance of accommodation signifies acceptance of these terms and conditions.
